Having trouble filling your Airbnb listings? Here are some ways you can improve your booking rate and get your yield up.
Hire a professional photographer
Many hosts think they can take some blurry pictures on their mobiles, post them on their listing profile, and get bookings. Any popular listing host will tell you that is not the case.
Professional photographs will always stand out above competitors and are a must for any listing profile on any platform. The results? More click throughs, and more bookings for your listing. Some photographers specialise in property photos and will be able to get you the best assets. 
However if you decide not to hire a professional there are online photo editing specialists that will edit your photos and make them look great, consider using one of these specialists. 
Listing profile improvements
Once you have the best photographs you can of your listing, the description on its profile is an important factor in success. Be sure to describe your property in an inviting, welcoming and descriptive manner. There are professional copy writers that can write you copy that will convert and bring you more bookings too. 
Host contact
You should offer 24-hour contact in case of emergency. If guests have a query or question, it should be answered and resolved at any time of night.
Of course you must set boundaries but this is essential to guest experience and will reflect in your reviews. Having good host availability and support results in happier guests which mean better reviews, which usually count towards increased bookings. 
Tweak your pricing
Leaving your price for the year is not a viable way to price your listing. Prices should rise at peak seasons and when there are events in your local area. At 'low seasons', it is wise to drop your prices to attract more bookings. 
Provide toiletries
Many guests will have been travelling for long periods of time when they arrive, and some may only have a short time staying with you. These guests do not want to be carrying their own toiletries with them, and offering toiletries can give you an edge over other listings. Would you really want to go to pickup toiletries for a short trip? This thoughtfulness will transfer to good reviews and more bookings.
